Why Get A Property Survey?

Purchasing a property is always a big investment and it is important to ensure that you are making an informed decision and that you are aware of the condition and market value of a property before you commit to purchase. Our Chartered Surveyors are fully trained local experts who are able to provide helpful, friendly and professional advice on all types of property.

About Mortgage Valuation

If you are having a mortgage, it is likely your lender will charge you for a valuation. This is a limited check on the property your lender will carry out to establish whether it is worth the money they propose to lend you. The valuation report is not designed to give you any advice on condition and the Council of Mortgage lenders recommend buyers should commission their own private survey prior to purchase. There are currently four types of surveys, details of which can be found in the section below:
RICS Home Survey Level 1
Using a simple ‘traffic light’ rating focusing on the condition of the property by rating the different parts of the building and flagging up any areas that need attention, identifies any risks and potential legal issues and highlights any urgent defects. Typically, the lowest priced of the surveys, it is aimed at conventional properties and newer homes. (Previously the RICS Condition Report).
RICS Home Survey Level 2
This is most suitable for conventional properties which are in reasonable condition. The report gives you more detailed information on the condition, which includes advice about repairs or any ongoing maintenance issues. (Previously the RICS Homebuyer Report excluding a valuation).
RICS Home Survey Level 3
The surveyor will complete the Level 2 survey, however they will also include their professional opinion on the market value of the property and also provide a reinstatement figure, which can be used when assessing your buildings insurance. (Previously the RICS Homebuyer Report including a valuation).
Home Survey Level 3
Essential for larger or older properties or if you’re planning major works. This most comprehensive report provides you with an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options. The report does not include a valuation or reinstatement figure, but could be provided, upon request, for a small additional fee. (Previously the RICS Building Survey).

Brief Survey & Property Valuation

We have introduced the Brief Survey and Valuation Report to offer a concise summary of condition and value which is ideally suited to modern properties where prospective purchasers are seeking “peace of mind” as to the condition and value of a property without the full detail of a RICS Home Survey Level 2 or a Building Survey.This is a formal valuation report which will provide a brief description of the property and factors that may influence the value. They are suitable for taxation, Help to Buy, Shared Ownership and accounting purposes as well as disputes such as matrimonial proceedings.
