About Mortgage Valuations – What Buyers Need to Know If you're buying a property with a mortgage, your lender will usually require a mortgage valuation—and may charge you for it. This is a basic assessment carried out on behalf of the lender to confirm that the property is worth the amount they intend to lend. However, it's important to understand that a mortgage valuation is not a survey. It won’t highlight potential defects or give you any insight into the condition of the property. The Council of Mortgage Lenders strongly recommends that buyers commission their own independent survey to make an informed and confident purchase decision. There are currently four main types of property surveys, which are outlined in the section below to help you choose the right one for your needs. Understanding Mortgage Valuations If you're taking out a mortgage, your lender will typically require a mortgage valuation. This is a basic assessment to confirm the property's value for loan purposes—but it's important to understand this does not evaluate the property's condition. The Council of Mortgage Lenders recommends that all buyers obtain their own private survey to get a full picture of the property's state. We offer a range of surveys to suit different property types and buyer needs.
RICS Home Survey Level 1
Using a simple ‘traffic light’ rating focusing on the condition of the property by rating the different parts of the building and flagging up any areas that need attention, identifies any risks and potential legal issues and highlights any urgent defects. Typically, the lowest priced of the surveys, it is aimed at conventional properties and newer homes. (Previously the RICS Condition Report).
RICS Home Survey Level 2
This is most suitable for conventional properties which are in reasonable condition. The report gives you more detailed information on the condition, which includes advice about repairs or any ongoing maintenance issues. (Previously the RICS Homebuyer Report excluding a valuation).
RICS Home Survey Level 3
The surveyor will complete the Level 2 survey, however they will also include their professional opinion on the market value of the property and also provide a reinstatement figure, which can be used when assessing your buildings insurance. (Previously the RICS Homebuyer Report including a valuation).
Home Survey Level 3
Essential for larger or older properties or if you’re planning major works. This most comprehensive report provides you with an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options. The report does not include a valuation or reinstatement figure, but could be provided, upon request, for a small additional fee. (Previously the RICS Building Survey).

Brief Survey & Property Valuation

We’ve introduced this option for buyers who want a concise, cost-effective assessment of modern properties. It includes a summary of the property’s condition and a formal valuation report, without the detailed breakdown of a Level 2 or 3 survey.
